Fire-Damaged Commercial Property Survey

Project Overview
Specialist Property Consultants was instructed to inspect a large fire-damaged property following significant damage to multiple sections of the building. The survey included external inspection, roof and high-level assessment using drone imagery, and review of the remaining building fabric.
Key Findings
The inspection identified extensive fire damage to roof structures, external walls and internal areas, together with localised structural deterioration and weather exposure following loss of the original building envelope.
Our Approach
A combination of traditional visual inspection and drone imagery was used to safely assess inaccessible and high-level areas. Defects were recorded, prioritised and reported with recommendations for further investigation and remedial works.

Asset & Lifecycle Condition Survey - Public Sector Property

Project Overview
Specialist Property Consultants was instructed to undertake a comprehensive condition survey of a public-sector property to assess the condition of the building fabric, identify current defects and support future maintenance and investment planning.
Key Findings
The survey identified a range of defects and maintenance requirements across the property, including deterioration to roof coverings, damaged glazing, worn internal finishes, ageing sanitary accommodation, defective boundary elements and areas requiring health and safety attention.
A number of building elements remained serviceable, while others were approaching or had reached the end of their anticipated service life and required either short-term remedial works or inclusion within a planned maintenance programme.
Our Approach
The property was assessed on an element-by-element basis, with defects recorded and condition ratings applied to help distinguish between urgent works, short-term maintenance and longer-term lifecycle requirements.
The survey also considered the likely remaining service life of key components, helping the client prioritise expenditure and plan maintenance budgets more effectively.

Drone & Roof Condition Survey - Historic Public Building

Project Overview
Specialist Property Consultants was instructed to undertake a condition survey of a historic public building, with particular focus on the roof coverings and other high-level external elements that were difficult to inspect safely from ground level.
Key Findings
The inspection identified deterioration to sections of the pitched roof coverings, including defective and slipped tiles, localised fixing failure and areas requiring repair to maintain weather tightness. Defects were also identified to valley areas, weathered external stonework and other high-level building elements.
Our Approach
A combination of traditional building inspection and drone imagery was used to assess the roof and elevated external areas in detail. High-resolution imagery allowed defects to be recorded safely and accurately without the need for extensive temporary access.

Commercial Building Condition Survey - Public Building

Project Overview
Specialist Property Consultants was instructed to undertake a condition survey of an occupied public building to assess the condition of the external fabric and roof coverings, identify defects and provide recommendations for remedial works.
Key Findings
The inspection identified a number of defects to the pitched slate roof, including slipped, cracked and missing slates, together with deterioration to verge details and localised spalling to chimney brickwork. Deviation was also noted along sections of the ridge line, indicating the need for further investigation into the underlying roof structure.
